Located on a canal off an intercoastal waterway in Southern Delaware, this residence is a year round home designed to maximize coastal living for the client. The home is beautifully integrated into the site, stretching the living spaces along the canal to maximize the indoor/outdoor connection and waterside of the property. The second story of the home is strategically pushed to the north side of the volume to maximize daylighting and passive solar heating/cooling. The living spaces consist of a large bright open great room, dining, and kitchen running parallel to the canal. Large glass doors and a window wall frame views to the water while also reinforcing a strong indoor/outdoor connection and allowing the living space to spill into the yard. Corner windows are placed strategically to maximize views/openess while maintaining privacy from adjacent homes.
The home is sustainable and resilient, elevated above the design flood elevation and utilizing a pier foundation for the majority of the footprint to allow for storm surge in and around the property during major weather events. The facade has been meticulously detailed for durability with authentic materials and long-term maintence free building enclosure systems. Furthermore, the carbon footprint of the foundation is minimizing by applying a pier based structural system in lue of a more traditional crawlspace foundation. Passive solar design, modular panelized construction, ventilated rainscreen siding, and high recycled content materials a few of many green building features integrated into the home.
